Property Description

Lawn Gate is a delightfully pretty cottage with a rich history, having been a former lodge for the neighbouring estate, dating back to the 18C. Its peaceful position, backing onto the Moccas Deer Park Nature Reserve, gives you open parkland for views, deer for neighbours and birdsong for a soundtrack.

As well as the property’s picture-perfect, chocolate-box appearance, a program of improvements and extensions over the years have created a lovely family home which offers versatile accommodation both upstairs and down.

The property is approached via the central front door leading into the dinning room reception where you are greeted by the feature Rayburn housed in a pretty, character brick surround. From here, an open archway leads through into the kitchen, with built in electric cooker and plenty of storage cupboards and countertop workspace. Off this, there is immediate access to the utility room, with provision for washing machine and other white goods. A well-lit study or further reception room is adjacent, as is a convenient cloakroom WC and the useful entrance porch – a perfect space for kicking off your boots after a morning in the garden or a countryside walk.

To the other side of the property sits the sitting room, which is a good size and has windows that overlook every aspect of the garden. Patio doors open out to a covered outdoor seating area beneath a pergola. To the rear of the sitting room sits a further space accessing the staircase to the first floor and is served by an open fireplace which houses a Jet Master inset open grate log fire.

Upstairs there is more character and charm courtesy of split-levels, exposed timbers and wooden doors. To one side of the central landing there is a bathroom and separate shower room as well as a good size, well-lit bedroom plus a connecting dressing room with plenty of built-in storage. To the other side of the landing sits a walk-through bedroom, accessing a further bedroom with exposure ceiling timbers and dual-aspect windows, overlooking the gardens. This versatile, upstairs arrangement is easily configurable to fit your needs… whether used as bedrooms, dressing rooms, an additional study, craft room or games room.

Outside: The front of the property has a decorative, gravelled driveway with wooden picket fencing. Double, secured gates provide access to further off-road parking, carports, storage shed/ workshop and wood store. An attractive cottage garden envelops the property to three sides and features a variety of flower borders and shrubs and mature trees. A large, lawn area sits further back and immediately borders the adjacent deer park and surrounding fields. Further character is given to the garden courtesy of a pretty brick storage shed, decorative well and covered seating area: a great spot to enjoy views of the park.

Area: Moccas is a pretty area in the heart of west Herefordshire’s glorious countryside. There are rural and riverside walks close-by, as well as sites of interest such as the Neolithic Arthur’s Stone monument and Brobury Gardens and Café. There are drinking and dining options a short distance away in nearby Bredwardine, Merbach, Letton and Portway. A little further afield are the city of Hereford and the beautiful, historic book town of Hay-on-Wye and all their attendant amenities.
