Property Description
Orchard House is a much-loved family home, well positioned on the outskirts of the popular town of Cleobury Mortimer. With four bedrooms, a large kitchen, two good-sized reception rooms, detached garage and off-road parking this property will make a great home for its new owners.
Set back off the main road in a private position, screened by mature trees and hedging, Orchard House occupies a prime location with easy, walkable access into the one of the area’s most vibrant towns.
A set of steps lead up through the garden to the front door which leads into to the bright reception hall. Stairs lead up in front of you to the first floor and the hallway continues through to the kitchen/ breakfast room at rear of the property. The large kitchen has easily sufficient space for a dining table, making it a great spot for the family to convene at mealtimes. Built-in cabinets wrap two-side of the kitchen and provide plenty of storage space; there is a built-in sink, extractor unit and room for a cooker and dishwasher. Adjacent, is a large utility/ boot room to house all of the home’s white goods; from here a door accesses the rear garden and there is an attendant downstairs WC.
At the front of the property there are is a generous sitting room with a large window overlooking the front garden. To the other side of the home sits a further reception room which is currently used as a downstairs bedroom but could easily be used as another day room/ dining room/ study or child’s playroom.
Upstairs, a central landing connects the four bedrooms: four good-size doubles and a smaller single. The master bedroom is particularly generous and currently easily accommodates two large banks of wardrobes and has a large picture window overlooking the front of the property. The upstairs is completed with a large, newly-fitted bathroom with walk-in shower and free-standing roll-top bath.
Outside: To the front of the property a path leads through a lawned garden which features mature shrubs, hedging and trees. The pathway continues to the side of the property, alongside two, useful garden sheds.
To the rear of the property there is a hard landscaped garden area with raised decking providing two outdoor seating areas. There is a gated driveway, which provides ample parking, and a detached garage.
Area: Perfectly positioned to enjoy the best of this beautiful rural area, yet with the amenities of the market town of Cleobury Mortimer only a short walk away. Cleobury Mortimer offers cafés, independent shops, public houses and restaurants as well as medical services, a supermarket, sports centre, golf club and filling station. The larger towns of Ludlow, Bewdley and Kidderminster are 15-20 minutes away by car.
