Property Description
Unexpectedly returned to the market...
Pippin is a highly-desirable, luxurious barn conversion offering a lifestyle move to the countryside yet affording all the hassle-free living, energy-efficiency and modern conveniences of a new property.
This beautiful barn sits in a complex of three homes: an exclusive environment of high-quality, modern design with traditional roots built by JDW Building & Conservation, a firm well regarded for their pedigree in delivering outstanding conversions and renovations.
The wooden front door leads through to the beautiful reception hall, clearly displaying the original bones of the traditional barn, which have been expertly married with modern materials such as the glazed panel staircase to the first floor... this care and consideration in material use is a theme throughout the property.
At the top of the stairs you are greeted with the kind of open-plan, vaulted ceiling living accommodation of which everybody dreams when they think of a barn conversion, with stunning sight-lines leading in every direction. A stylish panelled wall divides the living accommodation from the kitchen and dining area. The living space is voluminous, light and airy with large inward-opening windows taking advance of the tremendous views out towards the Black Mountains. The space features a modern wood burning stove which creates a cosy ambiance of warmth through the winter months.
The stylish kitchen features a large bank of soft grey units, which, as well as ample storage, houses an integrated dishwasher, oven, hob, microwave, fridge and freezer; and sleek, white Corian worktops provide plenty of workspace for food preparation. A dining area sits to the side of the kitchen and creates a great space for entertaining
A useful utility room for all your white goods and, beyond, a pretty cloakroom completes the first floor rooms.
Along the ground floor hallway, there is an understairs storage cupboard en route to the family bathroom: this attractive room features white tiles with an over-bath shower and wooden bath panelling and shelving inlays.
Two bedrooms peel off the hallway to either side; both are light, airy spaces courtesy of floor-to-ceiling windows. The “Garden bedroom” features two large storage cupboards and beautiful, exposed barn timbers and gives access to the pretty garden outside.
The hallway terminates at the pretty master bedroom suite, which also benefits from floor to ceiling windows, a built in storage and an en suite shower room.
Outside: On approach to the property, to the left is communal visitors’ parking and a landscaped garden with the added bonus of a separate, oak framed carport, an adjoining garage with bespoke oak doors. A decorative gate and fencing screen the beautiful garden that sits behind.
Pass through the gate to the rear garden: a cleverly designed space, split into “rooms” with a thoughtfully-designed planting scheme, which creates a sense of privacy and relaxation. As well as the well-stocked borders there is a lawn area and patio – a perfect spot to enjoy evening summer drinks or a barbeque.
Area: Kinnersley is a friendly, rural community in west Herefordshire and offers the very best of the county’s rural walks and countryside pursuits on your doorstep. The nearby villages of Eardisley and Weobley are a short drive away and provide grocery stores, public houses, restaurants, schools and medical services. A little further afield, you’ll find Hereford (14 miles) and the historic book town of Hay-on-Wye (12 Miles).
Energy efficiency: The latest air source heat pump technology (ASHP) is used to run under floor heating throughout the property which, coupled with exceptional thermal build properties results in an energy efficient and cost-effective home. The system is eligible for OFGEM’s renewable heat incentive scheme (subject to application).
