Property Description
This versatile smallholding sits on the edge of the popular village of Kingsland; with convenient roadside access, multiple outbuildings, paddocks of flat land and a welcoming 3-bedroom house with a cottage-like feel, this property represents a great opportunity to run a small business or embrace that self-sufficient rural dream.
Spout House is accessed under a pretty, timber canopy porch and leads straight into the dining area. This well-lit space has a gas fire and leads to the rest of the downstairs accommodation as well as the stairs to the first floor. There is a warm, homely feel throughout this quirky cottage, courtesy of exposed timbers and a wood burning stove - creating the ideal space to retreat to, after a long day pottering in the fields.
From the dining area, the property progresses into the cosy sitting room, a double aspect room with charming feature fireplace, housing a wood burning stove. From here, the pretty kitchen has attractive, wooden wall and floor cabinets on both sides as well as a range-style oven with overhead extractor fan, plate rack and space for a breakfasting table. A set of French doors opens to a large enclosed porch, leading to the outside - a perfect place to kick off muddy boots and hang coats.
The kitchen also leads off to a useful reading room, which could be easily utilised as an office or craft room. There is plumbing in this room for white goods and, therefore, could be converted into a utility room, if required. There is also a downstairs shower room and WC.
Upstairs, there are four good-size, light and airy bedrooms - two of which have attractive fireplaces. There is a large family bathroom, easily big enough to split into an en suite to serve one of the bedrooms.
If more living accommodation is required, there is also opportunity to extend into both the loft (a large space with sufficient head-height to stand) and also extend to the side of the property, subject to necessary planning consent.
Outside: the scope and potential with the outside space and land is really where this property comes into its own. The large yard provides plenty of outside parking, easily enough to accommodate multiple vehicles, trailers and stock lorries. The outbuildings consist of dry storage, lock-ups, a garage, sheds and a detached dutch barn, which would create a superb hobby room or holiday let, with the appropriate planning permission.
The land extends to approx 3.73 acres (TBC by buyer’s solicitor) and is flat and accessible by road. One paddock sits opposite the house, with its own gated access and would be a great pace to develop a large kitchen garden for all year produce or perhaps an area for poultry. Through the yard a track leads to the two remaining paddocks of pasture, both with a separate road access via a gateway.
Area: Spout House sits in the catchment of Kingsland, a popular and highly-regarded Herefordshire village with a thriving community; it features two public houses, a general village store, Post Office and tea rooms, doctor’s surgery, picturesque village green in front of the St Michael’s and All Angels Church, primary school, village hall and well-known Luctonians Rugby Club. The village is also served by local bus routes. The village of Eardisland is just a short distance away, as is the market town of Leominster with its supermarkets, independent shops and eateries, medical centres and transport links.
